Hey @Robert Lasko I haven't invested out of the area, but I think if you find a good enough deal, it shouldn't be a big deal.

If it is not a good enough deal then it will be tough to sell.

A good turnkey company will make their properties, regardless of age, in good enough condition that it shouldn't be a huge worry.

You'll likely have a good enough equity position to cashflow or AT LEAST break even when you leave and rent it out.

Unless you make a good case I assure you the judge will decide in favor of the tenant if they make a good enough case. 

An operating agreement is a custom document a simple template is not good enough for any venture.

If the deal is good enough, it will fund itself.  

Cheap ones from Lowes/Depot/Walmart that block some light is good enough, they will get destroyed, so don't go pricey.
