I'd be more concerned with that because if he runs out of money half way (or even less) you're going to be in a real bad spot... and likely not be able to recover anything worthwhile. 

I know learning SEO can take some time but to me, it's such a worthwhile skill to have. 

It's a worthwhile exercise to explore the different scenarios.

If you are truly capable of saving up that much money in two years, why not go that route and then make a big investment that is worthwhile.

If you could rent the house for ~$900/month, and purchase at $90k, it may be a worthwhile investment. 

And then the person playing this long game has multiple viable exits that all make it worthwhile. 

Also, perhaps Indiana is different than Wisconsin, and the sheriff's sales are worthwhile, lol.

How much cashflow would you expect to make it worthwhile? 

What I could see making MF worthwhile is value add, where you increase total rents by a significant percent (due to improvements you make), thereby greatly increasing the value of the property.
