The relationship between a broker and real estate investors is built on trust, transparency, and a mutual understanding of goals, which ultimately leads to successful transactions and long-term partnerships.Firstly, a competent private money broker begins by understanding the unique needs and objectives of the real estate investor.

(at least for the first few properties) I do not need cash flow in the short run but my ultimate goal would be to retire early from my investment properties.

Many new investors gravitate towards the lower cost SFH's because they are easy to finance, abundant in many markets and are the easiest pathway to completing the BRRRR  which most new investors view as the ultimate real estate success story. 

But ultimately, the terms proposed can be changed at any moments notice.

The culture in our office is very supportive and promotes work/life balance, while still being competitive.

The ultimate goal here is to retire as soon as possible and not wait to grow equity over 5-10 years to be able to retire. 

These are the first things I look at.Lastly if someone is advertising on BP, it’s not a bad or good thing - all it means when someone advertises on BP or pays BP to be promoted it just means they paid to be on the website.

Lowering the primary mortgage payment is the ultimate goal, not acquiring new properties. 

Ultimately, my goal is to scale my portfolio and purchase a second property within 1-2 years after graduating.
