Hi Sheree, I can't say too much for Cozy, except that they are a great tool for landlords to use but as far as maintenance tickets it helps you account for them, not manage them.

The tough thing is that I'm the one on the hook for the ticket, maybe I can offer a lease where they get a discount but it's written in that they're on the hook for litter tickets...Thoughts on a reasonable amount to offer (I know it depends on the market, does $50/month seem reasonable?

I think what's important here is whether or not the repair was a cap ex repair (full roof, full siding, furnance, ect) or a series of small repair (carpet in one room, paint in one room, light fixtures in a couple rooms).If it's a big ticket repair then it gets depreciated.
