I am probably the guy you want to talk to as I am a Realtor here in Colorado Springs who primarily works with investors, many of those who flip properties.

If you haven't talked to a lender yet, that's really your first step. 

Any advice would be appreciated.I would first talk to a real estate attorney or a foreclosure attorney to make sure that the way you plan to do things passes muster.

I've talked to a few plumbers and even a plumbing engineer about it and they all are a little stumped.That is an excellent suggestion about something to dissolve 1-2x a year!!

I used to do this what you talked about but the numbers are much better and easier to control and you can bet premium infill sites compared to where you can purchase. you can refinance on a DSCR and continue to do it over and over
