The lease agreement should have noted when the tenant pays rent.

The chances of them actually calling your note due is slim to none.   

As noted above, up to 50% of gross rental income normally gets eaten up by expenses (taxes, management fees, utilities, landscaping, repairs, capex, etc).

@Caleb Rehg Just as a note my insurance company frowns upon college rentals and makes me state if I am renting to any undergraduate or graduate students.

Note:  This is one reason why I hate it when I see people saying they should "just jump in".What that investor needs is someone with experience that points out what might be wrong with a deal.
