Any of those are good places to meet some other investors to get some tips, as well as deal sponsors that you may decide to invest with, after building a relationship. 

Your exiting 401k funds would be processed as a direct rollover to a new 401k sponsored by your new C-Corporation real-estate operating company.

I think a low LTV should be more indicative of how much cash equity the sponsor has in the deal.
