I'm planning on hanging on to my primary and renting it out (medium or long term due to local rental laws).

Yes, we might end up doing it faster but I want to underwrite it with a longer timeline since this is our first one just to be safe and we would likely try to do some of the work ourselves to save on some demo and reno costs. 

I'm in the process of finalizing my website (obviously this needs to be strong as it will be my landing site for other marketing initiatives.I do plan on keeping my 9-5, so I am looking to use Google PPC and Facebook retargeting ads to build the majority my pipeline, using nights and weekends for follow-up and some limited cold calling.

@Jaycee Greene I see, I would still love to stay connected as well given I plan on executing the BRRRR strategy on the MF units  I plan to acquire this year. 

It's worth about $350,000 and no liens.I was thinking about making it a midterm rental or a short-term rental but it would require quite a bit of work and would require getting a home equity loan.Also considering selling and buying a turnkey str.I do plan on leaving the country and I'm not sure where I'll end up.Would love to hear the pros and cons from all you professionals.

Ama - get your income up so you can save some money to put into your first deal.
