If I invest in residential RE, it is not to achieve returns barely above passive options.  

Many more passive than residential RE.

Plus you have no control when they do an exit, and you’re paying fees all over again to re enter into a new DST.

You learn a lot about real estate and get exposure to a lot quickly, most big firms will pay for you to get your RE license as well.best of luck with CONTINUING your real estate journey!  

Most states require a RE license and or Broker’s License.

Rent control in the bay area can be extreme as many areas have rent control in excess of the state mandated rent controlIn general experience RE investors are not choosing to add a single ADU in single family zoned areas.  

Going to local RE events and finding other MTR investors in your area can help as well
