As I studied earlier, the first thing you should do is marketing, then get a call and do a property analysis to understand if it's profitable for you, then meet with the seller and sign all the necessary papers, then if there is a debt in the bank we do a reinstatement quote, then do a title search to check if there are any hidden debts, if everything is fine we look for an investor or flipper and sign an assignment of contract with him and wait for closing to get our money.

The public searches are pretty limited in scope for a true investor. 

By doing my homework, such as studying up on the Colorado contract and filling it out myself in advance of working with the attorney, asking questions of the attorney as a last resort after searching for information to the best of my ability, and clarifying my questions and sending any questions in an email, I was able to minimize time and pay less.

You can search for "Orlando investors group," etc., and you should find some local investors with whom you can connect and learn their investment strategies.

I would check on this website on the find an agent feature or search Zillow for teams/agents in your area doing 25 or more deals a year.
