As for cash on cash return, COC is a dangerous metric because it doesn't' show true profitability it only shows the power of leverage which is nearly meaningless and often used to pump up perceived profitability.

And most of those deals will be taken by investors so you what you are looking for is a diamond in the rough that needs work, which is a tall order in a hot home-selling area.What would be the price differential of finding a home that was in move-in shape for your family and would it be worth it to consider that above a perceived deal that will cause you to do rehab, which you don't have experience with, and cause stress when you already have a home you are in now.

I worded that way because my understanding is that if worded as 1st, last and security, It could be perceived in court that was the person was a tenant, making me responsible for repairs or other things that a normal landlord/tenant relationship would entail.
