We have a lot of huge corporations that have choose to set up shop here like Amazon (In Licking county), Intel (In Licking county), and the Limited in (Franklin county).

I had a blast walking into Cincy over the Roebling and hitting the casino and then across into Newport and over the Licking back to Covington. 

In this situation, I would see you coming from a mile away, and would be licking my chops in anticipation of making as much money off of you as possible.BTW, I also recommend that you become a Realtor yourself as you mentioned above.

But the reality is that if you're getting all in at 70% LTV or better, you're doing a pretty good job.So I just don't see how the 2% rule has a lick of value at all.

I will agree that the practice is diluted more so than other aspects of the industry by uneducated people who don't know a lick of real estate, but that's due to the draw of "make money with no money in real estate" seminars sending masses out to the field.

Scott, this is an amazing story and it would have be very easy to sit in the corner and lick your wounds but you did great job pushing forward to complete the project and thank you for sharing.
