We added value to the deal by implementing our efficient whole-tailing strategy.

Last year city implemented a quota on STRs.  

I supposed it's tricky because if you have the strategy plan and go to another CPA to implement it, it would be much cheaper. 

Moreover, there are leasing companies such as PadSplit and HomeRoom who implement this daily, but for your property size/scale, I don't believe they'll be necessary. 

Once you understand the solid core of wholesaling, you can implement your own strategies.

When I was a landlord I implemented value add, but they were B+ properties so not much difference in quality of flip.

A lot of the popular, no money needed, strategies like being a wholesaler, getting a partner to fund the deal, or STR co-hosting / arbitrage are a bit of a paradox because the people that have the expertise to effectively implement these strategies are typically the experienced folks that don't need no money down strategies to invest.

As far as In know, it is not implemented in New Mexico yet.

Now, this is all dependent on your strategy (and money to implement it) but if I target off market properties in a state of disrepair then my down payment could be 0%...or I could target on market properties and use traditional financing and need 20% down.  

I actually do record youtube videos once a week and will be implementing that on the purchase of any new land.
