Here is a guide for our water company that walks you through it:  https://www.portland.gov/water/water-efficiency-programs/fin...I'm guessing it would be pretty similar for you, and if you determine that there is a leak by looking at the meter, then you may want to hire the leak detection company.As someone else pointed out, maybe just ask your tenants as well if any toilets are running or "ghost flushing" or if they have noticed any drips.Good luck!

If I wanted to transition it to an LTR in the future, my best guess is that I could probably find a tenant for around $1,700-1,800/month without too much issue. 

My guess is between $900k and $950k.

I am guessing there is either a preferred or in house lender with large amounts of credit to get to this? 

So I guess the question is how long will it take for the general public to realize that 7% is the "new norm"?

My sister used to live in a gated townhome community in Midtown, in Atlanta, and I would guess there were likely 150 townhomes in that community.  

Any way good luck with it.. sounds like this company's eyes were way bigger than their stomach.. to scale on scattered lots is pretty tough logistically and I guess we are seeing that play out.

That adds a lot of expense if you can even do it.All this I guess depends on how much risk you want to take or not take or can afford to take.
