I just closed an off-market 8 plex for a client.

My client recently purchased a 3/2 single family house for $160k that was near turnkey and already rented at $1900/month and in a very desirable residential neighborhood!

But to be clear, I am serve the O'ahu market but have had clients have me help them look for property on other islands.

Unfortunately, we get too many calls from clients that got the run around, poor communication and service and/or were the victims of a "bait and switch". 

Real estate agents and agencies will always tell a client to buy, and it's always a good time.

Plumbers lower price as clients affordability drops or else they loose market share to the plumbers who do. 

We've also advised this method to our investor clients that borrow from us.
