@David Greene hosts meetups every month in the Bay Area as well as the Sacramento area (which are the ones that I facilitate). 

They charge 7.5% on all gross rents and then 7.5% on top of any maintenance work/bills they facilitate

A good mastermind group- with several people that have a call in every few weeks to discuss issues with the facilitator, and then they meet up several times a year to do work in person would be a solid improvement to this segment of the business.

Done right, integrated technology can make management easier, facilitate business growth, ensure sustainability and long term competitiveness, and significantly drive up ROI and profits.Still, it shouldn’t be a replacement for real interaction and service.

I have not been to it, but i know the gentleman that facilitates it. 

@Michael A Pierson  Sorry for the confusion I may have created with my post.I tend to use the word "provider" as a general term to describe those that primarily assist you in facilitating a self-directed IRA (such as consulting, helping you set up LLCs, offering legal and/or tax advice, selecting a custodian or TPA, etc) but do not actually handle and disperse the funds used to make the investment.

I think that you should review your PM contract to see if they have some facilitator fees for the sale but your original buying agent has nothing to do with this transaction. 

@Jared Smith I'd ask him for an explanation.One possibility is that he's acting as what we call in MA, a "facilitator". 

When facilitating the transaction I am 100% transparent and I disclose everything.

We have teams (usually husband and wife/partners) that will meet with sellers, help with move, and facilitate the deal as needed.No matter what you are doing.
