If you are not able to lease your condo because it is so dated that it shows as dirty and tenants will not sign leases, then you might consider selective updates, but as a rule of thumb spending money when there is not a clear return on investment would not be a prudent move.Regarding finishes for a LTR vs STR, generally, with both you want to put in durable finishes.

I want durability and will pay more upfront for a better value over the life of a long term hold.

The vinyl dents and scratches pretty easy - not quite as durable as my impression of vinyl was.

It will give you more durable wear and tear and will give you more of a wow factor to look fresh clean and new.

The energy savings are excellent, and the durability is unsurpassed(to my knowledge).

They are also simple to use and easily install like regular house locks.The biggest CONs are their durability and dependability.

But you could also ask the department for a recommendation because there are some very durable epoxy type coatings you paint on old decks, ReNew?

I know a lot of people swear by laminate and vinyl floors in rentals, but only tile will match up to polyurethaned-in-place solid wood for durability, versatility, repairability, and pathogen resistance.
