Nothing worse than going to jail over a lovers quarrel and then getting evicted!

I own, am planning to retire to the East Coast with my son and two little dogs.

(Imagine the dog bite, the underage drunk, whatever the worst in you can think of.)I don’t think i’d sign for triple the going rent.

Hence, everyone and their dog are preaching the benefits of multifamily.

If we have tenants that live in a unit for a few years and asked about a cat or smaller breed dog, that's a different story.

'A' is relatively newly built with a full amenity package: typically resort level pool, fitness center, dog park, in unit washer and dryer, playgound(s) if mostly family area, maybe covered parking/garages, etc.  

There is a prairie dog colony that is known to carry the plague (yes, bubonic plague, aka: the black death) near Flagstaff (https://arizonadailyindependen..., https://www.usnews.com/news/be...) battling the spread has been an issue for years. 

I used to dog on landlords that would paint the entire house one color (walls, doors, trim, ceilings, windows, etc.) but being on the other side I definitely see why they do it!

Not trying to build a business but love RE too much to ignore it completely.

I have a tenant with 2 certified service animals (dogs).
