Business lines of credit in my experience will often be high doc, so you need to have your articles of organization, the EIN number from the IRS, any other mbr/managers may have to be signatory to the debt (vs non-PG), and depending on the bank, they often want to see business tax returns. 

But understand the type of risk could be the exiting tenant having poured cement down the drains, no appliances, no cabinets, a leaking roofs with mold inside the house, no AC,  or squatters having lived in the house with untold 'grossness' being left behind for you.  

I have a unit that has a small leak in the flashing outside the ceiling.

Mike thinks 15% of rent would cover vacancy, maintenance/cap ex, misc (missed payments, asset protection (actually I am not surehebelieves in asset protection), utilities from property failure such as slab leak).  

You do not want to be 4 weeks behind on a roof leak or mold issue.

After digging around I've come to the conclusion that for a small team with a small amount of properties you simply can't beat a free solution like Google Drive with Google sheets, docs.

We also love the picture to receipt function so when tax time comes its not such a burden pulling our docs together.

it sold for 2.2M.the property was a huge project also... leaking roof, mold, plumbing, lots of termites, 1970s everything.
