That factors in the curb appeal, the neighborhood and certainly the finishes, especially bath and kitchen.

Being underwater doesn't matter to the borrower although strangely, I get "I'm underwater" as a reason for their default every day. 99% of all borrowers that buy a car are underwater the minute the brake lights hit the curb when they purchase.

Throw out some cardboard boxes on the curb you may get multiple offers to buy em ;)  I CAN'T SAY THIS LOUD ENOUGH 2016 WILL BE A STELLAR YEAR TO SALE IF YOU ARE THINKING OF CASHING IN SOME INVENTORY GUYS!

You need to stay on top of maintenance, drive by the property on a regular basis and make sure it's still standing and that the curb appeal is preserved.  

My question is, what can i do to add curb apeal. 

Needless to say, we refinanced in a year and kicked them to the curb. 

In az you don't put their stuff on the curb.

Clean floors tile or laminate is always best but if you have carpet make sure there are no stains and smells fresh.Landscaping and curb appeal raise rent to include servicesIt is difficult to rent a dated or unkept property when your competition is a much better choice.When I take on a new property to manage I front the cost for the owner taking it out of the first months rent so the owner is not out upfront money, as well the owner knows I will make it a priority to rent it quick as now I have cost to recoup.

I came up with an inexpensive way to add curb appeal to multifamily units with garage doors. 

I focus on numbers, not "curb appeal".
