I just keep hearing over and over again to just take action and course correct from there. 

@Alecia Loveless is correct--tenants need access 24/7 to their electric service panel, water and heat, assuming those are individual utilities for each unit.

This is an old thread that was revived with the recent reply, and re-reading it now, I want to correct a couple things. 

Real estate is not the stock market and it's called buy & hold and not buy & sell for a reason.I did sell a few properties about 10 years ago when I learned the hard way that going into cheaper neighborhoods was not the right strategy for me, so that was basically a strategy correction and it was necessary, but also costly both in terms of dollars and time.

Our exchange didn't work out and they returned the proceeds via wire as soon as our 180 days were up.I not sure I am doing this correctly.

There is correct, safe'ish ways to do things, than there is the "guru-told-me" golden-ticket EZ-peezy BS way's that will result in a lot of people with a lot of regret. 

One thing to add is that when you buy a new build, your PITI will likely not be factoring in the correct state tax number.

You are correct… if a person has 600k and they can afford to risk it going alone in a new country and that’s what they want to do with the money then why not go it alone.
