I seen there are meet ups but the closest is Chicago.

Really buying any real estate that will make you money will be good experience, but buying real estate that is closest to you final goal is the best.

And when they told their 10 closest friends about paying the extra 1% for the luxury of working with the one and only Wayne Brooks I am sure all 10 of them were lined up outside your door at 7am begging you to work with them too right?!?!

For example, a stabilized NNN Rite Aid acquisition will lend much differently than a ground-up multifamily development. 

The appraiser will find whatever comps are closest, and then they have a formula to add $10K for a half bath, 15K for a full bath, etc. it’s how they ‘even out’ similar but not identical comps.

I am hoping the education and access to MLS will aid me in finding better deals. 

One thing that I have found out that because I live in a community state (Texas) I was turned down on getting any financial aid from the SSA because in their opinion that my wife made too much money and so they turned me down even though I have been paying them taxes for years   I was 54 then and had been working since I was 14. 

We just give them our bank acct number and they fill out deposit slip at the closest Bank of America.
