Phoenix  4 plexs  that once sold for 300k and generated 2400 in rent were 3/4 empty as they were inhabited by mainly construction type workers during the building boom.. those properties fell all the way to 60 to 80k for the exact same property I know many many investors from the Bay Area who bought those and lost them... and their credit to boot.2. 

I'm absolutely not experienced, nor a professional in this, but I have heard rumors that due to the chemicals, it could be enough to condemn or make the property inhabitable.  

Each side rents for $700/month with one side currently inhabited.

I'm not opposed to civilian renters, but would prefer military.

And, I worked as a civilian in the Army providing service and support to Soldiers and their Families. 

It depends on how you are going to finance the property for your own home.If you want a conventional loan,the home must be in habitable shape at the time of financing and able to get insurance.If the home is cheaper because it is a rehab job,you might have to pay way more in non traditional financing to get it bought and rehabilitated into livable and full after repair value.Not every lender will give you a loan on a rehab job for your own personal use because they want the profits from a short term loan.

There is usually only one General, Admiral, Colonel, etc. but a wide tier of more stable new family formation folks, and it is similar on the civilian side. 

That being said, we must protect the property owner, the property, the inhabitants and neighbors from inhabitants bad actions.  

I am trying to buy a home & I have been pre-approved but the lender says that I will not be approved unless I show that I am either going to re-enlist or have a civilian job lined up for proof of income.The problem w/ this is that I cannot show proof of civilian employment because I do not have a job lined up nor do i plan to re-enlist.I have read online that I could provide the letter of intent to re-enlist, and just not follow through w/ it.

The property is currently inhabited by a family member that pays the mortgage directly to lender monthly.
