Ideally I like to have 10-20 properties to compare from, and refine based on condition and actual similarity to the property at that point.If there aren't enough comps in the area, consider what is in that neighborhood and broaden parameters accordingly. 

However, I will definitely broaden my research.

Similarly such concepts like redemption periods, auctions, and redemption interest rates, gave new insight and forced me to broaden my definition of investing.

Comes down to belief again.Keep learning ... and broaden your information sources to include more facts and less hearsay.
