Many I’m seeing have beautiful work but aren’t even licensed with the state.

Aloha Dirk,  Like in most places,  Hawaii has a mix bag of contractors from really good reasonably  priced ones to dirt cheap shady ones that do shoddy work that could lead to fire (bad electrical work) or health issues (mold) for tenants.

I drove by the other day and saw a heavy bag, punching bag on the same porch.

For beauty though RAW beauty the Northern CA coast is FAR superior to the Oregon coast not as much logging and much more pristine and less people.. just check out Shelter cove for instance.

The group we purchased from came in and did a beautiful high end renovation on all 100 units.

I would check out the top listings in your area and pay attention to what amenities they offer, property description and pictures.The price, warm and friendly greeting you give in your listing, plus clean beautiful pictures are critical.

I have bought and sold six homes, had one beautiful flip, and kept one duplex that was a BRRR score and currently building two more duplexes with the opportunity for one more that is build ready.  

Beautiful city, near the coast and mountains, a ton of businesses moving into the area, large demand for property, etc etc.
