I have a house in the desert that gets hot, so I think it simply need A/C since currently we are using portable evaporative coolers.

I find it crazy the amount of money people are willing to spend to vacation in a closet sized house for a couple days.

For the front door, if it's double bore, I would put a hall/closet set on the bottom (no locking ability) and a Kwikset Smartkey deadbolt on the top.   

I see loose wires in the bathroom that will need GFIs, one closet door missing, boarded up back door and window, broken glass on the floor at side of house, a porch roof that looks damaged. 

I keep a couple portable a/c's handy, jic. 

The problem is that the "3rd" bedroom is a small room (cant fit a bed in it) with no closet.

I was sure to add a closet so it can be counted as a 4th bedroom.

I'm having repair quoted.3) A mirrored closet door in the master br was cracked from some kind of impact.

@Ezekiel Racelis, no cement or metal, just a stairwell and a closet.

During this time a leak in our bedroom closet has consistently gotten worse with each rainy season.
