I rehabbed it and my dad visited to help with parts--whole new kitchen with a built in snack bar, new ceilings (old ones were failling in), new paint and floors, fixed heaters and windows, terraced the hilly yard, etc.

every time you pass over a nice B class prop in a good area because on paper it only makes 5% and you go HIGH leverage lower area to get 10% your taking a risk..

Lived there for 4 years, and as the neighborhood was changing and I adopted a ten year old and needed a better school district for her, I sold it, made $10k when you could not give most houses away in that area.I did replace the tiny kitchen with new cabinets and build in a snack bar.

It's a really good way for me to burn calories and keep lean (I typically don't eat anything while working on a property - maybe a small snack during the day - and so that helps also with being healthy).
