I absolutely recommend  you schedule a trip to walk the areas you will be owning in and I regularly show folks from BP through my holdings to help remove the mystery from  zip codes and neighborhoods here in Toledo.

If you don't want to take the risk of having someone manage the deal for you.. and being in partnership with a bunch of people you don't know never met and to unwind would be expensive.. then just find a really good commercial broker and have them find you a property that a developer has bought rehabbed and is reselling.. no big mystery to it.. a great commercial broker can be a lifelong contact for you and make you a ton of money. this assumes you have the wherewhithal to buy these on your own of course..

So you know what's up.Download your HOA owners laws.. and figure that out.Get a copy of the tenants lease,, if they have one if not,, then I would venture to say they are month to month tenants if they can not produce a current lease document.Good luck,, sounds like a murder mystery.. :)

If while watching the news, you constantly are hearing the same street name where murders and shootings take place (Prospect, Troost, Quindaro, etc.) avoid that area like the plague.
