5 years in...i can do it all...and sometimes do.i want to do less, because i will make more.but if i knew how to do less, i would make less, because i would get overcharged or have work done in a less efficient way.its a balancewhen i have no deals 9working on never having none) i may as well do my own work because otherwise i am paying out and not making.

In either case, there are 3rd parties (I've seen MUC - this isn't a testimonial), but make sure they do collections, otherwise, you may as well generate the letter yourself with some kind of mail merge in WORD.

Besides, if you're going to have to pay MI, either way,  you may as well have the extra $21k in your pocket to buy another investment or earn interest.Getting rid of the MI is going to be determined by the value of the asset - I don't know that 1-2 years would be enough time.

They may as well be trying to re-sell boxes of detergent out the back fo their vans (assuming they're old enough to get a drivers license much less a RE license).You sound smart, just promise you'll learn to do things the right way and not rely on subterfuge.
