The site gets about 2400 visitors / month and I’m getting between 15-30 emails / month from people interested in buying land, relocating, renting apts, getting help with residency visas etc.

The numbers scream home run and Brandon always says that if you find a great deal it’s easier to find the money to finance it.I want to make sure my numbers are correct and that this deal actually is a home run, but I don’t have any connections or access to any experienced real estate investors to get a second opinion.Thought I’d utilize the forums to see if anyone had any advice for me in this situation.

You have to remember that the LTV on the re-fi is going to be at 70%LTV and conservative...BRRRR really isn't that great unless you have a screaming deal...most folks that BRRRR with a lender involved get screwed when they have huge renos or unexpected costs with the combination of being incorrect on the ARV...it's really a pretty advanced technique...and there are very few places in the country where you can find deals to make BRRRR worthwhile....sometimes economic condition may create a good BRRRR climate, but those days are passed...

2 I can track where my visitors came from either by giving the mailings a specific website i.e. housebuyers.com/sellnow or, even better, by having them enter a "code", similar to what you see in commercials for draftkings

But had a visitor to my farm tripped and fallen over or gotten bit by one of my animals, they would have been suiting my farm entity which only had about $1,000 in the checkbook at any given point as the dollars were transferred out to my holding company regularly - not that there was much money in livestock farming.
