Here in Las Vegas market is terrible and i have to beg a realtor to show me something and i feel as i take their firstborn baby nap time away.In this case i just wanted to find out will this thing work or no for future deals.Made very clear from beginning i chose to have him represent me as buyer so he will make a better check representing seller and buyer at same time.I just wanna know is it legal or no ?

Rinse and repeat that one.Yep, the sell is in a big hurry and has an excuse, gotta move quick (first red flag) doesn't have time for a search and all that, nominal sale price (second red flag) wants to use a quit claim deed to sell (third and really a big red flag), no closing agent or title insurance, you can flip this baby and make some money.....how many red flags do you need?

I've read somewhere that single family houses have better appreciation potential, but read somewhere else that condos are better value for rentals and they'll be in more of a demand because of all the Baby Boomers retiring and buying(as well as more young people buying condos because they can't afford houses).
