I think it is very tough to find a $400K rental that will get $4000 or even $3000 in rent.OTOH, owning a large number of $500 rentals, which would produce $250-333 a month in cash flow if free and clear, means you're dealing with a lot of tenants.I think there's a sweet spot where you're dealing with higher rents than $500, but also dealing with houses priced cheaply enough to that the price/rent ratio works.
