Toledo, where my stomping grounds are, have the same diverse neighborhoods, some cash flow very well and do not appreciate, and others can provide both cash flow AND appreciation.I am sorry for the long post, if you want to hop on a call I am more than happy to do so :) 

I realize this community is a diverse group of people, each with their own experiences and opinions.

I understand it will take a diverse portfolio to get me to this goal, and that this journey will not be easy at all.For now...

Spokane is a large enough to be diverse yet not over-inflated market to be in.  

You also need diversity in the local economy (which may have been considered by MM).

I was told it was much more diverse and my experience has not led me to think otherwise.

I personally love living in a big urban area and enjoying all of the attributes of it(walkability, mass transit, culture, diversity, incredible restaurant and nightlife options, architecture, pro sports, entertainment), but I realize that's not for everyone.  

Milwaukee is a mix of very diverse submarkets. 

Those who diversity are not confident with there main investment strategy.

I'd likely consolidate in one market area for the ease of management but diversity into several small / midsize properties to spread my risk a bit.
