Hiding behind an entity like an LLC can place him in awkward position if disguised from other heir/bene.

This might have been an estate plannin move on the part of dad, or an attempt by Dad to hide the asset from potential creditors, or, neither.  

I wanted to run and hide under a rock because the only answer my brain could come up with was "I don't know".

It could be condition, location issues, or it could be him personally (I've seen banks hide under this to avoid loaning).

I wonder what THIS Seller is hiding?

@Joe Homs mentioned he never tells tenants he's the owner,, I"M just the opposite  I want respect, I want tenants to know I mean business and I'm a business owner,, I give straight answers, keep my buildings updated and in good repair,, I have nothing to hide..

This will help matters when this comes before a judge.I would NOT, under any circumstances, harass, threaten, intimidate, insist on immediate vacancy, or hire two large men with shady pasts and expandable batons to hide in the bushes outside the apartment for an opportunity to put your problem tenants in the hospital.

Might make them try to hide it a little better, but they won't stop.For this reason I won't usually accept somebody who smokes at all, even if they promise to smoke outside.
