Great conversation in this group, and good input from @David Fernandez - I can second his thoughts shared on just about everything, but particularly on how cautious one must be when working with "real estate agents".

Any kind of ownership with the word vacation attached to it should be looked at very, very cautiously and in most cases probably treated like bubonic plague (at least from a financial perspective).

I just hope this helps even one person level-set their expectations and tread more cautiously in this exciting business. :) 

So be cautious checking out the property you dont want to startle a squatter spending the night.

I would be extremely cautious in doing a back ground check to confirm previous landlords.

I would be cautious selling a vehicle that isn't titled to you.

you have good reason to be cautious  many many Aussies got burned by full blown spruiekers  either aussie based or US based.I wrote and an e book specifically for Aussies on what to look out for when you want to buy in the US... there is no recommendations on companies but I cover all the things you need to educated yourself on. plue Engelo is a friend of mine if you can put up with him he is a good source LOL
