I'm working on developing an automated proposal generator currently that automatically creates some property management proposals based on zip code + number of units. 

I'm currently looking into Resnexus for a PMS as they have a fantastic direct booking capability for multiple units on the same property where the booking engine will show a guest all of the different room options available for their selected time window.I just did a walkthrough with a Resnexus rep, and the platform looks mostly adequate, but there are a couple obvious missing features (like automated texting or messaging for cleaning/operations staff) that I can work around if needed, but I'd prefer not to.What other PMS options have this kind of functionality that I should look into?

Going forward I will bring knowledge to operate the BNB to set up the platform, automate the pricing and etc.

She can't get you every property, every day, unless it's automated, and many of these, if they are good deals, are going to go pending in a day or two.

I directly communicate with all guests so I haven't felt the need for something automated.

I have done precisely what you say and made myself a better businessman through outsourcing and automation. 

Many investors keep separate bank accounts for each property, some use one business bank, and if you really wanted to you could keep everything in your personal bank.I'd recommend keeping everything as separate as possible.Also, not sure how you are handling rent collection but I'd recommend automating that as well.
