. #1 complaint I hear from single young adults about rentals, is the cost, and no one will rent to them and their 4-5 friends.

No more than 4 unrelated adults can live in a place and they inspect for that constantly.

If there are other tenants (she wasn't the only one on the lease), like a husband or adult child, then there likely isn't much you need to do, because they still have rights to the unit.If she was the only tenant, you'll want to look into the legal requirements regarding how to handle her possessions and security deposit.

The tenant screening should include a full credit check, criminal background check for felony at the state and federal level, homeland security check and sexual predator check.  

Once I've pre-screened the applicant and they have indicated that they want to move into the property, then I have the adults pay for the credit and background check.  

I've lived in Great Falls most of my adult life, and while its not the most happening city, it is very stable.

They would do well to allow landlords the option of adding questions.Cozy credit check/background (it's tough on tenants at $80/couple + more if other adults in the home).Execute Lease through Docusign and collect initial funds. 

College gives you a chance to try out a lot of different things through student organizations and campus events without the repercussions that come with being an adult out of school.  

One new one is Family Influence - mail to the adult children of elderly homeowners in your market.

If 2 adults and 3 kids fit within that occupancy, you CANNOT deny the application based on that as you can get knocked with a fair housing violation for discriminating against familial status.
