My list of Rookie mistakes is long: (in no particular order)Buying a first property in a "D" neighborhoodUsing an off market seller's title company, ignoring red flags when a purchase deal is going southRenting to friends, Hiring friendsLetting bad tenants stay too long because it's an "inconvenient" time for another turnoverBuying used appliances and lawn equipmentFailing to have a process in place for accepting pre-move in funds in a TIMELY mannerGiving a tenant with "legal issues" a chance; Giving an out of state tenant that I could not adequately vet a chance.Not expecting constant change in tenants, rules, vendors, employees, everything...P.S.

I am not succumbing to fear but preparing to buy multifamily deals with 75% or less leverage that cash flow and by raising adequate reserves.

It may be the door jamb has been damaged from getting forced open repeatedly, and/or having partial, poor repairs done; or improper screws were used to mount the hinges at some point, easily pulling out or just not able to be secured adequately.

After the first year, we will have adequate data to estimate a maintenance provision.

I prefer to maximize my returns through maximum leverage with adequate cash reserves.

A portfolio or Hard Money loan could be quicker but weight the pros and cons adequately. 

The buyers had adequate down payment and great income or owned their own job or..... 

In cases where the condominium homeowners association carries a blanket policy for the common areas that also covers the risk for individual units, that insurance would be acceptable (assuming adequate coverage).

His income is adequate but wanted to have his cousin move in.

He may take it out on you or promise to pay more and then end up not having adequate funds.
