I seem to recall there was stuff like a 24 hour on site manager required at all complexes (crazy and would put most small folks out of business) and a no income source rule that would force all but the higher end rentals into Section 8 whether they even understood it or were aiming for it (classic big penalty, stigma and lawsuit for violations).....I mentioned the small time folks may not all be interested in Section 8 or set up to participate and handle that market.Oddly, the assembly's goal was more housing, better managed housing, more affordable housing.

Correct me if I understood your suggestion wrong .. 1) Refinance the TH, which I currently reside in (primary home with 4.75) to lower the interest rate. 2 )  Do HELOC on the first SFH  ... here when I do HELOC, am I able to switch it to 30 year amortization same time (I need to refinance this place as well to increase the cash flow) or I have to do cash out refinance instead of HELOC?

The only similarity I see is BitCoin was an investment vehicle which until recently was the domain of the professionals who understood it well but now its become a mass market casino where everyone with $200 in his pocket thinks he can partake and make it big.
