Kennedy Funding, even though they supposedly are funding loans these days, were basically scamming people out of fees at one time during the downturn/coming out of the downturn, and there is still something about them, that makes me stay away from them. 

It was put in place by Biden's administration, and the Biden family has over 20 shell companies used to launder money, which is what this law is supposed to stop.

When I'm at a property myself I'm experienced enough to do a thorough visual inspection but it can sometimes be difficult for me to be there as I live out of town but I suppose perhaps the answer is that I do need to make sure I can be there in person.

You may be able to call the servicer and provide the original loan docs to show that it was not supposed to report to your credit.

I've expressed bills are to be paid with Airbnb profits and he's just ghosted me so he doesn't have to deal with someone constantly reminding him where the operating agreement said the money is supposed to go.

I suppose it would be possible to do the BRRRR strategy but at this point in time, I don’t have a ton of time to oversee the rehab.
