As I would love to break in to Flipping  and flip this 3bd/ 1b house but  I can't  afford the 10 to  20  it Could cost right now so I  will do  a basic/nice  update replace only the carpet  in living and dining rooms,  No opening of walls ( if Flip kitchen would need to be done, it's a small and weird shaped kitchen) put new Kitchen cabinets back plash tile  floor and maybe re tile tub area in Bathroom and paint.

The dining room has the upper half papered and then the entire entry foyer / hallway has it floor-to-ceiling.The photo below shows the dining room and as you can see it is stick in the 1970s . . . anyone want some stunning curtains to go with the long forgotten leisure suit?

Yeah they'll write the listing (probably poorly) and hire the photographer, but as far as I know they're not going to order a couch and assemble a dining table and stock the kitchen and all that jazz so you've gotta do that either way.FWIW if you're really intent in not traveling to set it up, I did hire someone to do that part for me in one of my properties where some family health issues came up and I really couldn't get away for a week.

It shows the minimum sqft for the number of occupants.For 1-2 occupants: 120 sf living roomFor 3-5 occupants: 120 sf living room, 80 sf dining roomFor 6 or more occupants: 150 sf living room, 100 sf dining roomRegardless of the number of occupants, for bedrooms the rules are the same 50 sf/occupant and a min of 70 sf for one occupant.If you have that many people coming and going, you need to remind the tenants that only those listed on the lease (and their children under 18) are allowed to live there.

Based on what I learned from the internet, it seems that the best way is to count the number of rooms in the house and take a percentage of the total household expenses, i.e. we have 4 bedrooms, 1 living room, 1 dining room, 1 kitchen, 1 office, so the office expense should be 1/8 of the total expenses, including property tax, utility, home insurance, etc.  5.
