Odds are that you finding one that is even design for Washington let alone the west side is very slim.

If they cant pay 1 month the chances of them catching 2 up is slim to none.Treat section 8 as any other tenant.

If bookings get really slim, we might convert to long term rental for the rest of the year and try again next year. 

Chances seem very very slim that a judge will buy the verbal agreement thing, especially for all 4 months.

And while I recognize taking a cash flow hit right out of the gate is not a fun thought, a vacation rental should cash flow well enough that you're at least breaking even in a downturn, and have enough margin that the fat times get you through the slim times with no problem.  

Additionally, it has brought to mind to companies their global and national footprint and this will slim the appetite/need for office space.
