so i’ve recently been intrigued by the idea of real estate whole-sailing. but I also dropped money on a real estate course to get licensed and become a real estate agent a few months ago before i even found out about whole-sailing.

Inspections are all done and was smooth sailing but now our lender is questioning why we don't want to break our lease.

A bit complex, but pretty smooth sailing (done online with a great service) except when I get to my Self-Directed IRA, a checkbook LLC with just one rental property, which is itself an "inherited IRA" so it has its own subset of rules (!). 

I googled title company with the best ratings gave them a call and the rest was smooth sailing.

I’d try to work through this with the seller however you can but if the shipped has sailed it might just be best to move on to the next deal.
