The reality was that to obtain the projected cash flow the investors needed to purchase the type of properties where the transient tenants paid weekly.  

The deferral is all on major capital expenditures, roofs, HVAC, Water heaters.

If you remodeled, added a room, replaced a roof, painted, boosted the curb appeal, etc. that's a different story.

Do you mean it would need an architect because that's required by the jurisdiction, or because the project itself would need an architect's expertise?
