I'm aware that other brokers make similar deals, so you need to check on recourse agreements to ensure a broker can buy back a note, I'd say PPR can simply because I've not heard a bad word about them or Dave, my comment is more to the practice of substation of notes as well as notes with agreements for the substitution of collateral; collateral should never be substituted without consent on an investor or holder.I'm pretty sure Dave or PPR will assist in securing collateral, that may not mean they cover the costs of a trustee or sale, don't know, but I've not heard of no risk investing in notes. :)

I have had brokers who I have worked with explaining what I was doing and required contact with the borrower, they were fine with it (mostly because I was a lender and knew the compliance issues of contacting borrowers and could back up what I screwed up) today I doubt any broker on the institutional side gives all the information much less consent to contact their borrower.

no.I have heard many that are much worse.One I know of last year in Fort Lauderdale a 10 unit building where a HOA member got voted out and was so spiteful he wanted the entire building tented for termites and couldn't get everyone's consent.

You can tell the closing agent loan, security data, sale price and other information they must deal with, you can't tell the closer about their employment or income, without specific consent, as they have no need to know that information.
