So they have to raise less capital and can buy quicker and faster leveraging debt.

Definitely need to educate myself more so I can move quicker when the next deal comes up.

I would love that too, but at least in my market that only means prices will go up quicker again and the numbers still won't work.

Things are easier and quicker.

There are products that have zero seasoning period to help get return on your money a lot quicker.

We mutually aggreged to a new lease with a higher rent, as he wants to receive the voucher so looks like we are on a good road to some resolution here.  

As an investor this allowed me to scale quicker having that flexibility and not needed to put down cash for construction (I can tell you about my first flip) Happy to help!
