If the existing rent $$  is subpar, are there any best practices to increase or obtain new renters?

I’m still a proponent for obtaining necessary permits as it costs more if caught, are issued a stop work order and have to then apply.  

However, to protect yourself, you should also obtain a separate STR or landlord policy that covers the specific risks associated with renting out the property.

In a few circumstances, I have obtained 100% financing by offering an equity share as opposed to debt financing.

Am I simply requesting info on obtaining a "probate listing"?

@Aaron Gallington- thanks ...if you dont need to complete the refinance now - I would wait for a little bit ....you might get fully approved for the new loan with a lender to make sure you are able to get the loan but  hold off on locking a rate and completing the loan until rates drop a bit more ...if you are able to obtain conv financing - go this route as  75% ltv should be available and  rates / fees  should be much better than a  DSCR program - thanks

The irony is most investors who form LLC's do not operate them correctly, fail to obtain appropriate types or amounts of insurance coverage, fail to understand their coverage exclusions, take short cuts and don't obtain permits, use unlicensed and uninsured vendors,  fail to execute contracts with same vendors, don't understand the mechanism of additional insured status, indemnification etc. and are actually more prone to claims and conflict with their LLC than the individual who does not own real estate in an LLC but understands these tools I mentioned.

The challenge for a lot of wholesalers, is once they obtain the licensing, what brokerage is going to sponsor them in wholesale transactions? 

He holds the master lease to the property and it is his primary residence, with my permission he rents the second bedroom on AirBnb, all I had to do was sign a waiver for him to be able to obtain a STR permit.
