DFW is a fantastic market for multi-family investments, thanks to its strong job and population growth.

Trying to get a split level (not a lot of sqft) on the market in the next three weeks and trying to decide on whether to open the wall between the dining and living room for a feel of openness or leave it as I have heard from two interior designers that the open concept is on the way out as we are more at home and liking our separate areas in the home.Pragmatically speaking the opening of the wall will be mostly a time drain with it being a load bearing wall and having to support the ceiling while rebuilding and all the drywalling necessary.

To look at it from the other side, as a private money lender in my local market I need someone to find me the deals.

It depends on what market - the midwest markets out here like Øhio have cash flow positive deals on the market.

If it's a new regulation for big lenders, maybe try some local community banks. 

If you're intending to invest in a particular niche as a real estate investor, it's best to study that niche including the local supply and demand in your area before taking action.

., so do you mean living in one state while a local PM manages a STR for you in the other state?

Also, how'd you narrow down your search to these two markets?
