I don't want to rent it out as it seems like an electrical liability - and I'm not sure if renting it to others would be legally possible seems how we don't own the land.

My clients once they come on board with us generally will flip 5 to 40 homes a year.. pretty hard to do more than about 3 or 4 a month but I have a client in KC that does at least 30 to 40 with me and I know he has another lender.. the difference with a company like ours that is a capital partner your paying a touch more for the service but once its going its ALL our money and then the partners work.

1st tenant (that came with the house)- she is a Section 8 tenant and clearly knows the game better than me hence the prolonged delayed Marshall’s execution.I cannot have 2 Government assistance programs in the property at the same time since it is not a legal 2 family.

@Asher M.Possible, yes but like your lender pointed out it's going to be difficult to pass the self-sufficiency test (SST) for a legal 3-4 unit property.

That is why it is hard to get regular real estate loans on assets valued so low, the cost of the refinance makes it so you are paying higher than they can legally charge you percentage wise.
