I think that areas on the outskirts of desirable cities where many people are moving (ie: Charleston) have great long term potential, as eventually people start to rent right outside the downtown area when prices rise. 

For instance, many tribal lands are exempt from state and local property taxes, which can obviously lead to significant savings.

Offer to help with lead generation, driving for dollars, cold calling, or even administrative tasks.

- For people who use LLCs/trusts, is it more common to have property insurance with the name of the LLC/trust?
